The house with 3 apartments
The building is located in the center of Splitska, 60 m away from the sea, overlooking the sea and the center of Splitska. The surface of the plot is 588 m2, on it is a residential building of height P + 1 + Pk (ground floor + first floor + attic). On each floor there is a two bedroom apartment. The apartments are interconnected by an external two-way staircase located along the northwestern facade. Home buyers can choose the floor and wall coverings they want.
The building has a total gross area of 375.84 m2, or a net area of 313.14 m2.
The building has a parking area of 91,00 m2 with up to 6 cars. In the eastern part of the plot there is a swimming pool of 38.25 m2 with an associated engine room of 7.88 m2. (for stairs and terraces). The courtyard, with a total area of 222 m2, is lined with premium Brac stone, treated with stucco and painted with steel brushes (antique). The rest of the yard is enriched with Dalmatian plants.
The plot is fully fenced with a full wall, which ensures the intimacy and security of the owner.
The building was built in accordance with the Dalmatian typology of construction, which confirms the decision from the Conservation Department in Split. It is important to note that the three main facades are clad in Brac - a high-grade stone treated with beveled edges on the well. All the openings have stone frames, which are machined by striking the same stone. The stone is placed on thermal insulation from Multipor panels with anchors anchoring.
The whole building is thermally insulated, with 10 cm of styrofoam insulation on the ground floor, 5 cm of styrofoam insulation on the panels between the apartments, 10 cm of stone wool on the roof and a silicate outer protective plaster on the south facade. Due to the Mediterranean type of building, it was taken into account that the building has two covered terraces, one uncovered terrace and two balconies. Terraces and balconies offer views of the sea and Mount Mosor.
